What's actually going on
Pace is the fastest market on the Gulf Coast right now. Half the homes that sold — 46 of 94 — were gone in under a month, and sellers got a median of 100% of asking. Not 98, not 99. Asking.
There's still a $30,844 gap between the median sale and the median listing, and it's the same new-construction story as Cantonment next door: homes that sold were built around 2018, homes for sale were built around 2024. But unlike Cantonment, Pace is absorbing that inventory quickly — about 2.9 months of supply at the current pace of sales.
